Scope and responsibility
This Privacy Policy applies when you visit BhoomiScan, use a plot lookup, create a land-record watch, store documents in the property vault, request a Proof of Record, contact support, or use a related BhoomiScan service.
The BhoomiScan entity identified at checkout or in your service agreement is responsible for handling your personal data. If an institutional partner provides the service to you, that partner may also have its own privacy obligations.
Information we collect
- Account and contact data: your name, phone number, email address, country or billing region, and support correspondence.
- Property lookup data: state, district, tehsil, village, khasra or khata references, and the public land-record information returned for that property.
- Vault and verification data: deeds, mutation orders, receipts, surveys, nominee instructions, certificates and other files you choose to upload or authorize us to fetch.
- Technical and usage data: device, browser, IP address, app events, security logs, consent records and service diagnostics.
- Payment metadata: plan, amount, billing region, tax information and transaction status. Raw card credentials are handled by the payment provider and are not intentionally stored by BhoomiScan.
How we use information
We use information to locate and monitor the property you request, compare official portal records, send exact field-change alerts, maintain the encrypted vault, generate verification certificates, provide support, process payments, prevent misuse, improve coverage and comply with law.
Where consent is the applicable basis, you may withdraw it through the relevant product control or by contacting us. Withdrawal does not make earlier lawful processing invalid and may prevent us from continuing a feature that requires the data.
What goes on a public blockchain
BhoomiScan creates a one-way cryptographic fingerprint of a record or file and includes that fingerprint in a batched public anchor. The anchor can later show that a supplied file has not changed, but it is not intended to reveal the deed, owner name, khasra details or vault document itself.
The underlying record, uploaded document and account information remain in controlled off-chain systems, subject to encryption, access rules and retention needs.
Sharing and processors
We may share limited information with hosting, security, communications, analytics, payment and professional service providers that help operate BhoomiScan; with a nominee, lender, lawyer or other recipient you authorize; with public portals as needed to perform a requested lookup; or where disclosure is required by law, court order, security need or a corporate transaction.
We do not sell readable deeds or vault documents as advertising data.
Retention and security
We retain information for as long as needed to provide the service, maintain requested proof history, resolve disputes, prevent fraud and meet legal obligations. A blockchain anchor is designed to be append-only and may remain publicly observable even after off-chain information is deleted; it should not contain the readable document.
We use encryption, access controls, audit logging, separation between private documents and public anchors, and operational safeguards. No online service can promise absolute security, so users should also protect their devices and account access.
Your choices and rights
Subject to applicable law, you may ask for access, correction, updating or deletion of personal data; withdraw consent; nominate another person to exercise rights where legally supported; or raise a grievance. Some information may be retained when necessary for legal claims, fraud prevention, accounting, a requested proof service or other lawful obligations.

International processing, children and changes
Service providers may process information in countries other than your own. Where required, we use contractual and operational safeguards for such transfers. BhoomiScan is not directed to children and should not be used by a minor without a parent or lawful guardian.
We may update this policy as the product, law or processing practices change. Material updates will be posted here with a revised effective date.
