Acceptance and eligibility
By accessing or using BhoomiScan, you agree to these Terms and the Privacy Policy. You must be legally capable of entering a contract in your jurisdiction. If you use BhoomiScan for an organization, you confirm that you are authorized to bind it.
What BhoomiScan provides
BhoomiScan may provide public land-record lookup, nightly or periodic monitoring, field-level change alerts, encrypted document-vault services, nominee instructions, Proof of Record certificates, institutional verification and related property-intelligence tools.
Features, portal coverage, monitoring cadence and availability may differ by state, district, record type or plan. We will show material plan limitations before purchase where reasonably possible.
Your account and authorized use
You must provide accurate information, keep account access secure, and use BhoomiScan only for properties and documents you are lawfully entitled to monitor, store, verify or share. You must not scrape, interfere with, reverse engineer, overload, impersonate another person, upload unlawful material or use the service to harass, defraud or evade legal process.
Public-record dependency
BhoomiScan reads information made available by government and other official portals. Those systems can be delayed, unavailable, incomplete, reformatted or incorrect. Monitoring is therefore a detection and evidence service—not a guarantee that every filing will be visible immediately or that a portal is legally conclusive.
You remain responsible for reviewing important alerts and seeking appropriate professional or government assistance within any applicable deadline.
Registry, title and legal boundary
We cannot prevent a mutation, determine legal ownership, guarantee title, file an objection for you or replace advice from a qualified lawyer or revenue official. A Proof of Record establishes integrity and date evidence for the supplied snapshot; it does not itself confer ownership.
Vault, nominees and blockchain proof
You control the documents you upload and the recipients you authorize. Nominee instructions support organized, controlled handover of evidence; they are not a will, probate order or automatic legal transfer of land. Any succession remains subject to applicable law and required verification.
Public blockchain anchors contain cryptographic fingerprints or batched proofs rather than readable property documents. Blockchain networks are operated independently, and confirmed anchors may be practically irreversible.
RWA and Web3 information
References to Real-World Assets, tokenization, Web3 rails or future infrastructure describe product direction and technical readiness. Unless an expressly separate regulated offering states otherwise, BhoomiScan does not offer investment advice, securities, property tokens, fractional ownership or a transfer of legal title. Nothing on this site is an invitation to invest.
Prices, taxes and payments
India pricing is displayed in INR and marked “+ applicable GST.” International pricing is displayed in USD and marked “+ applicable taxes.” The final tax amount, if any, depends on billing information and is shown separately before payment. Banks or card issuers may charge foreign-exchange or cross-border fees that are outside BhoomiScan’s control.
Paid access begins according to the plan confirmation shown at checkout. Refund eligibility is governed by our Refund Policy and any non-waivable consumer rights.
Intellectual property and user content
BhoomiScan and its licensors own the site, software, interface, brand and original product content. You retain rights in documents you lawfully upload and grant us the limited permission needed to store, secure, process and share them as you instruct or as required to provide the service.
Availability, suspension and liability
We may maintain, change, limit or suspend the service to address security, misuse, legal requirements, third-party portal changes or technical risk. To the extent permitted by law, BhoomiScan is provided without a promise of uninterrupted availability, and we are not responsible for indirect or consequential loss arising from reliance on an unavailable, delayed or inaccurate third-party public record.
Nothing in these Terms excludes liability or consumer rights that cannot lawfully be excluded.
Governing law, changes and contact
These Terms are governed by the laws of India. Subject to mandatory consumer law and any agreed dispute process, courts having jurisdiction at BhoomiScan’s registered office will have jurisdiction. We may update these Terms prospectively and will post the effective date of the revised version.
